Maintenance Procedures

General Info

Before opening a maintenance request, please read the FAQs below. Carrying out these steps can save you time and money! Tenants may be charged for a service call if the service technician determines that the tenant failed to perform routine maintenance tasks as outlined below or failed to meet the service technician at the scheduled service call.

Emergency

For emergency items (i.e., no heat, floods, major water leaks), please call our main phone number.

Non-Emergency

For non-emergency items, please open a maintenance request through the online tenant portal.


FAQs

I have a major water leak:

Turn off the water supply for your unit.

My toilet/sink/dishwasher/tub appears to be leaking:

Turn off the water supply for the leaking fixture.


My Smoke Detector keeps beeping:

You probably need to replace the battery (nine volt).

My Smoke Detector isn’t working:

Press the test button and/or replace the battery.


I have no power to my switches/electrical outlets in one room:
  • Check all circuit breakers, flip them to the OFF position and then to the ON position.
  • Check and reset all GFI (Ground Fault Indicator) outlets (located in kitchen, bathrooms, utility rooms, porches, and garages).
  • Check if the plug works off a wall switch.
I have no electricity:
  • Check all circuit breakers, flip them to the OFF position and then to the ON position.
  • Check and reset all GFI (Ground Fault Indicator) outlets (located in kitchen, bathrooms, utility rooms, porches, and garages).
  • Check with other neighbors to see if there is a major power outage in your area.
  • If a major power outage exists, please contact your utility provider.

My HVAC Filter is Dirty:

Tenants are responsible for changing their own HVAC filter. Please ensure the correct filter size is used, and that filter is inserted in the correct direction.

I have burned-out light bulbs:

Tenants are responsible for changing their own light bulbs. Please ensure the replacement bulb is the same size and wattage.


I have no heat:
  • Check HVAC filter.
  • Check and reset breaker in the power panel.
  • Check the thermostat.
I have no air-conditioning:
  • Check HVAC filter.
  • Check and reset breaker in the power panel.
  • Check the thermostat.
Please note: Being without air-conditioning is not considered an emergency, however, we will do our best to get it resolved for you as soon as possible.

I have no hot water:

For Electric Water Heaters: Check and reset breaker in the power panel. For Gas Water Heaters: Check to see if the pilot light is lit.

My garbage disposal is clogged or does not work:

If you do not hear a buzz when you turn it on, it most likely needs to be reset. Press the reset button on the bottom of the disposal and test. If you hear a buzz, but it still does not work, turn off disposal and unplug from the wall. Mounted on the side of the disposal or side of the cabinet may be an Allen Wrench. Put the wrench in the center shaft and gently twist back and forth to clear the jam. Remove the object causing the obstruction, plug it back in, turn it on, and test.
